SERVICES PROVIDED BY THE CONSTRUCTION OWNER REPRESENTATIVE

The owner’s representative ensures the successful completion of the project using his technical expertise and experience. The representative understands the business plans of the construction owner, creates a strategy, and implements the strategy to accomplish the required deliverables.

The construction owner representative coordinates with all the stakeholders of the project such as the architect, consultant, contractor, sub-contractors, material suppliers, etc. The representative minimizes all risks to the project using his previous experience in similar projects. The main goal of the representative is to reduce costs, monitor and track the progress of the project, and ensure that the project is completed within budget, on time, and with the required quality.

Services in the Pre-Construction Stage:

Services in the Construction Stage:

  • Develop and implement a suitable project control system for the project.
  • Establish communication protocol for the project.
  • Develop Management Information Systems and ensure it is implemented effectively.
  • Assign a team of experts to manage the construction works in each discipline.
  • Prepare a Risk Management Plan to mitigate the risks in the project.
  • Review the change orders and negotiate the cost.

  • Monitor and track the procurement of long lead items.
  • Meet the construction owner frequently and expedite important decisions by the construction owner to avoid any slowdown in procurement and construction activities.
  • Conduct periodical coordination meetings and document the minutes of meetings.
  • Resolve the disputes between the stakeholders by offering unbiased mediation preferably at an early stage.

Services in Project Close-Out Stage:

  • Expedite final inspections prior to project handover.
  • Review the punch lists and provide comments.
  • Review project closeout documents such as as-built drawings, operation & maintenance manuals, etc.
  • Expedite the necessary authority approvals and utility connections for the project.
  • Coordinate and expedite the property transfer process to the construction owner.
